A typical Phase I ESA consists of researching the property’s history including reviewing regulatory files, government databases, aerial photographs, City Directories, and Sanborn Insurance Maps. A site reconnaissance is also performed to identify any physical evidence of environmental concern.
To ensure consistency and quality in our work, EPAI is up to date on the current ASTM 1527-13 industry guidelines. Our goal is to work with all parties throughout the real estate transaction to determine “REAL” environmental concerns and not raise red flags where they should not exist.
